PS: Maintience is pretty decent. Our refrigerator broke and they brought us a new one within an hour. I also had to change the locks on my apartment after my first roommate moved out and they did it the day after my request. I see the grounds people everyday on golf carts. They're dedicated to making our experience the best they can.

Pro:

-Overall just an easy place to live

Freshman year, my roommate and I were looking for a two bedroom. I talked to so many leasing agencies and companies. Fountain Park was one of the few agencies that actually made me feel like they cared. They sat us down, wanted to get to know us, answered any questions, showed us around the office, etc. I'm going on my second year with Fountain Park. My roommate has since moved out and I'm living with my boyfriend. That change came with some issues but they were absolutely amazing with mediating that. Michelle, Kaci, Bailee, and all of the lovely ladies in the office are amazing. If you're looking for a nice affordable apartment in a community of great people - look no further.

Otherwise, I highly reccomend Fountain Park. They've been a great home to me!

1) Little far from the shopping area. Almost every grocery shopping will need a ride.

3) There is a frequent bus service to the campus.

Lived here for two years in a one bedroom for one and a two bed for another. The maintenance staff are quick to fix things and are friendly people.

PSS: I went back and edited this after reading a lot of the other reviews. I do rent a 2br 2ba. They are the newest apartments in the complex. I can't speak on the quality of the other apartments - it's a big complex. We are in the back - it's quiet - super dog friendly, it feels pretty safe. I'm not one to take late night runs but I do walk at night with my pup and there are families in the units around me, so it seems pretty safe. There are some spiders and in the summer you do have to make sure food isn't left out because of ants - but to my knowledge, they do spray for bugs probably every quarter. They send an email every time they enter your apartment for something. But long story short - I don't believe there's a huge bug problem. I almost asked them to come spray because of the ants, but I just started taking out my trash more frequently and the problem was solved.

This complex is a great place to live! The units are in really good condition. The one-bedroom especially has a great open floor plan with which you can arrange your space. The staff is extremely friendly and helpful, and maintenance is quick and thorough. The location cannot be beat. It's close to campus for students, and within walking distance (for those who like longer walks) of college mall, and well away from the loud hubbub of downtown. If you have a dog or just love to walk around for fun, Fountain Park and its neighboring complexes have a lot of sidewalks to do so safely. I'm going to miss living here after my lease ends!

This is a nice place to live, it's not perfect but if you have the money and are looking to live next to quiet students and friendly families this is the place to go. I'm only leaving to get a house, but would have stayed if I was to continue living in an apartment complex.

I don't know how harsh they are once your lease ends. I suspect because I've lived there for two years, they'll probably not give me all of my security deposit back. But I do plan on doing a thorough clean of my apartment before I leave and that includes doing a deep clean on the carpets. I'll definitely update this review when the time comes.

My main beef is the high energy bill. Phase 2 may be better since it's newer, but my Phase 1 unit leaks heat and cool, especially through the front door. My summer electric bills were upwards of $100 a month for such a small space, and I kept the setting at 76 degrees. I suspect this winter I'll see a similar spike. Just be prepared!

Pros: -Quiet neighbors

I spent the worst one year of my life at there (Aug 2015- July 2016). After moving in, me and my wife were extremely surprised after seeing the condition of the apartment. The rooms were dirty like trash box, and from refrigerator to the cooling system were too old. The staff told me that we have ten days to take notes of issues like broken things, dirt/dust etc. and then inform them. The next day I took pictures of all the broken stuff and dirty/unhealthy places of the apartment and sent them in an email. After sending several follow-up emails in next 2 days, 3 cleaners came. They cleaned one room, then left saying that they are coming back after taking some rest. TWO DAYS THEY DID NOT SHOW UP!!! Their cleaning materials were scattered all around our house. THIS IS THE MOST UNPROFESSIONAL BEHAVIOR I SAW IN MY ENTIRE LIFE. Again after sending several emails (with picture, this time I expressed annoyance), the MANAGER came. After I again showed her the condition of our apartments, SHE SAID WE MADE THE APARTMENT DIRTY, IN 4 DAYS!!!! And they will not clean it now, we will have to do our cleaning!!! No apology for what their cleaners did, no respect for the rules that said we have 10 days to find issues!!! In next couple of weeks, we had to call/email the office for various servicing issues. Some were urgent, but we never received any service before calling/emailing 2-3 times. After the initial 2-3 months, the service got better. Then started another problem once the winter showed up. The apartment was old, as were all the home utilities. After 1 month in the winter, I noticed that my electricity bill was $35 higher compared to all of my friends, who live in same two room apartments at fountain park. I informed the office, requested to check for any leaks, and if possible replace the heater, as it is too old and I suspected it was consuming more power. They said the bill was normal, they can not do anything other than just checking the outside connection, no inspection/replacement of any electrical device is possible. For the next 3 months I had to pay extra 40-55 dollars as electricity bill each month on average. Some staffs and workers were really nice (definitely not the manager), but overall it was a terrible experience living there
